The real estate market is at the center of concerns in 2025, attracting the attention of investors as much as that of first-time buyers and economists. This evolution of mortgage rates, a true indicator of economic and financial health, plays a decisive role in this dynamic. Between 2023 and 2024, rates saw a significant decline. Thus, they decreased from 4.5 % to 3.23 %, an evolution that illustrates both the effects of the European Central Bank’s flexible monetary policies and the banks’ strategy to stimulate access to property. This decline is not just a simple statistic. It has already increased the borrowing capacity of thousands of households, creating an unprecedented opportunity to revive a still fragile market. In a context marked by increased competition among financial institutions, this trend could intensify in 2025, suggesting a new phase of growth for real estate.

The revival of credit thanks to a historic decrease in rates

At the end of 2024, the real estate market experienced a significant change. Mortgage rates, which stood at 4.5 % in December 2023, decreased to 3.23 % within twelve months, according to figures published by Moneyvox. This decline of more than one point reflects both an improvement in overall economic conditions and a targeted strategy by banks aiming to expand their clientele.

Such a decrease has had concrete and immediate repercussions on the purchasing power of borrowers. For instance, a loan payment of €1,500 over 20 years now allows for an increase in borrowing capacity of over €20,000. This dynamic has also been strengthened by the reductions in interest rates initiated by the European Central Bank (ECB), which aims to stimulate the economy to increase access to credit. Although current conditions are still far from the historical lows of 2021, when rates hovered around 1 %, the initiated trend offers a new lease of life to a sector that has remained under pressure. Moreover, this improvement demonstrates a concerted effort to make real estate financing more accessible to a large segment of the population.

A potentially even brighter future for borrowers ?

Forecasts for 2025 confirm the downward trend in mortgage rates. According to estimates, these rates could reach an average of 3 % as early as the first quarter, representing a new turning point for the market. This evolution largely relies on the monetary policy adopted by the European Central Bank (ECB), which is expected to continue reducing its benchmark rates to support economic growth. Consequently, banks will have more comfortable margins, allowing them to offer even more attractive financing conditions.

This dynamic is accompanied by an intensification of competition among financial institutions. Sandrine Allonier, spokesperson for Vousfinancer as relayed by Moneyvox, highlights that “banks’ commercial policies should remain aggressive to attract new clients, particularly among first-time buyers and premium profiles.” These strategies aim to position mortgage credit as an essential lever to capture a long-term clientele. While the strongest profiles may benefit from very favorable conditions, modest households could also see favorable adjustments emerge, particularly thanks to banks’ efforts to broaden their customer base.

Finally, this decline in rates fits into a broader ambition: to revive the real estate market in a climate still marked by economic and political uncertainties. If the trajectory is confirmed, 2025 could become a pivotal year, favorable for both real estate investment and home ownership, aiming to strengthen the stability of a sector critical to the French economy.
